Site-selection analysis for Ryan Homes

The need

Ryan Homes needed help identifying good locations for single-family and townhome communities across the Charlotte region.

Our contributions

Over a two-year period our experts identified six possible sites ranging from an infill location near Charlotte's transit line to a planned golf-course community in western Iredell County.

Each site analysis looked closely at current and projected demographics; competitors active in the area; factors influencing the market, such as the arrival of a new employer; estimated rate of home sales; recommended price point; and other needs, such as enhanced marketing for sites that lay beyond existing high-growth areas.

Relevance today

Communities seeking to attract new housing can use a similar process to better understand current and near-term market demand for the region and their segment; identify factors that might attract or deter homebuilders; and determine likely price points and market demand. This information could feed into a broader plan for the community to attract new employers and residents.
