Finding new opportunities for a site long used by a textile manufacturer in Gaston County - where empty textile facilities abound and manufacturing is on the decline.
Our contributions
Members of the Green Moose team conducted a site analysis that established that the 7-acre site is free of environmental concerns, and that local rules allow the filling and use of several acres near a creek.
While the existing building probably has no value, a market analysis showed that the land clearly does. The surrounding community is shifting rapidly from textile center to Charlotte suburban ring.
Major public investments including the I-485 Outer Loop, downtown Mount Holly improvements and renovation of a nearby mill into the town community center are all cited in new marketing materials, developed by our experts, that promote the site as "ideal for townhomes, retail or medical." Our experts have worked with a medical-service provider interested in redeveloping the site.
